Honest Residential Block Management

Johnson Burke & Co Ltd is a boutique block and estate management company, founded in 2014 by residents’ management company directors who understand, from first-hand experience over many decades, what is required to manage buildings effectively.  We are leaseholders and directors of companies ourselves and so are able to develop the correct management plan for each client.  

We do not believe in a one size fits all scenario and this is our key focus (we are not an estate or letting agent too).

The company is directed by one of the co-founders, who has spent in excess of thirty years managing buildings and leasehold properties.  She is an Associate of the Royal Institute of Chartered Surveyors and is extremely hands on : she is often seen on scaffolding and roofs along with the contractors and surveyors that support the JBL team.

The company abides by the RICS Code for Service Charge Management and is also an RICS regulated company.

The team is a small but perfectly formed group of people who understand that managing buildings is not only about the building itself but: 

- the effective financial planning and management of service charges

- getting the most reasonable price for all work (if we wouldn’t spend an amount on our own home, why would we instruct such works to be undertaken at x price!)   

- the importance of building a rolling planned maintenance plan with a financial plan to match

- the comfort of having small maintenance matters dealt with quickly and efficiently

- the support of acting as an advisor to the directors of the building who are generally not au fait with the complex legislation regarding leasehold law

- the peace of mind of being able to deal with issues between leaseholders in a calm and measured fashion

- the ability to clarify to certain leaseholders what is and isn’t included as part of the service charge

- being able to advise on legal disputes, health and safety requirements, etc.

- ensuring that communication is the correct level for the building (a block management company is not a full time building manager, so a service level agreement is put in place to manage everyone’s expectations)

- generally helping directors to run their RTM/RMC/Freehold company effectively in the best interests of all

The fundamental ethos of the company is honesty, transparency and excellent customer service.  Johnson Burke & Co Ltd offers a bespoke service by reviewing each building/estate and producing a plan that delivers the actual requirements.

Dispute resolution is a key part of a managing agents role and we are firm but fair: ensuring there is consistency for all in buildings.

We carefully phase our client acquisition, so that we can really focus on the onboarding of new clients: we find that investing additional time in the first six to twelve months is key to ensuring the site runs smoothly.

All of the team are involved in every building and estate: we don’t just delegate to one person, so this helps ensure that everyone at the company can help with anything that needs to be done.

Where are we? We cover all areas in the West, North West, North and Central London areas.  Apologies if you are outside of these areas but it’s important our team can get to site swiftly if needs be.
