Leaseholders living near an historic road and opposite a huge urban park in the West Midlands have appointed Principle Estate Management to look after their apartments.
The contract to manage the luxury properties on Ryknild Drive, just off Thornhill Road in Streetly, Sutton Coldfield, was awarded by the Ryknild RTM (Right to Manage) Co Ltd.
The name Ryknild is an alternative spelling of the nearby Icknield Street, a roadway dating from Roman times, and the building is adjacent to Sutton Park, a 2,400-acre nature reserve that forms one of Europe’s biggest urban parks.
The high-quality apartments were built around 15 years ago by Kendrick Homes, which has been erecting homes with contemporary design since 1880.
The Ryknild leaseholders recently decided to change their agent and were recommended to Principle by other customers in Sutton Coldfield.
Frank Benton, director of Ryknild RTM Co Ltd, said: “I was impressed with how quickly Principle responded to our enquiry, attended a ‘socially distanced’ site meeting and then provided a full management proposal.
“It was just the kind of prompt and detailed service that we wanted and, following a meeting to which all residents were invited, we had no hesitation in appointing Principle.”
Brett Williams, managing director of Principle, explained how the company had met with resident-directors during lockdown to inspect the properties.
Once appointed, Principle’s Integration Team had liaised closely with the former agent to quickly get all records and handover information reviewed.
Jamie Noon, recently appointed as a property manager at Principle, said: “It is great to have a good start like this and my job is to ensure that Principle continues to provide a speedy and professional service to our customers.
“There are a few matters that need to be picked up now the property is in management and I am looking forward to working with the directors and residents to push forward on these and future items.”
He added: “There’s a touch of Roman history in the address of these properties, and this together with their location so near to Sutton Park make them even more interesting to manage.”
Principle Estate Management was launched in 2018 by Brett Williams, the former head of residential property management at CPBigwood in Birmingham, and a past-chairman of ARMA.
Now in its third year, Principle has tripled in size in the last 12 months, with the number of units it manages rising from just under 2,000 to more than 6,300 across all nine English regions including London, plus more in Wales.
The company is based at Newhall Street in Birmingham and offers a national property management service.
