Harris Associates is a multidisciplinary built environment consultancy helping property managers, building owners and landlords make buildings safer, smarter and more sustainable.

We support residential and commercial properties throughout their lifecycle, from acquisition and planned maintenance to refurbishment, building safety assessment and complex remediation. Our advice helps clients understand their responsibilities, prioritise investment, control costs and deliver works with confidence.

With offices in London, Manchester, the South East, Birmingham, Cardiff and Edinburgh, we support clients across the UK. Our clients include managing agents, resident management companies, right to manage companies, freeholders, housing associations, developers and asset managers.

An integrated team

Led by Managing Director Shaun Harris, our in-house team brings together chartered building surveyors, engineers, façade specialists, fire engineers, quantity surveyors, project managers, Clerk of Works and health and safety professionals.

This breadth of expertise enables us to coordinate technical advice, cost management, compliance and project delivery. For property managers, this means clear recommendations, consistent communication and access to the specialists needed to move a project forward.

We understand the challenges of managing occupied buildings, balancing leaseholder expectations, service charge budgets, access requirements and essential works. Our approach combines technical scrutiny with practical advice and an understanding of the people affected by each decision.

• Building Surveying: Building and condition surveys, defect diagnosis, planned maintenance programmes, reinstatement cost assessments, licences to alter, dilapidations and party wall advice.

• Project Management and Contract Administration: Planning, procurement and delivery of refurbishment, repair and remediation projects, including works to occupied buildings.

• Cost Management: Cost estimating and planning, cashflow forecasting, procurement advice, value management, cost control, valuations and certification.

• Façade Consultancy: Fire Risk Appraisals of External Walls (FRAEWs) under PAS 9980, EWS1 assessments, intrusive investigations, façade condition surveys, design reviews and remediation advice.

• Fire Engineering: Fire strategies, fire modelling, fire risk assessments, design validation and Fire Engineering Statements supporting Building Safety Regulator Gateway submissions.

• Building Regulations Principal Designer: Coordination and review of design compliance, helping clients and design teams fulfil their Building Regulations duties.

• Health and Safety and CDM Principal Designer: Design risk management, CDM advice and support for clients in meeting their health and safety responsibilities.

• Clerk of Works: Independent site inspections and quality monitoring to identify construction issues and support delivery in accordance with the agreed design and specification.

• Statutory Compliance and Building Safety: Support with Safety Case Reports, Golden Thread information, Building Safety Regulator submissions and statutory approvals.

• Due Diligence and Expert Witness: Technical advice for acquisitions, investment decisions, disputes and distressed projects.

Managing Director: Shaun Harris

Shaun provides the firm’s strategic direction and brings extensive experience across residential, commercial, public and private sector projects. His expertise includes building surveying, pre-acquisition advice, due diligence, landlord and tenant matters, licences to alter and the delivery of complex refurbishment projects.

He also advises on distressed projects and contracts and acts as an expert witness, combining technical judgement with a practical understanding of clients’ commercial and operational priorities.
