Glide Property Management is a specialist residential block and estate management company, providing a local, transparent and supportive service for leaseholders, freeholders, resident management companies, developers, landlords and property owners across the UK.

Our promise is simple: management made simple.

We understand that property management is about much more than maintaining buildings. It is about looking after people’s homes, protecting long-term value, managing service charge funds responsibly and creating places that are safe, well maintained and enjoyable to live in. It is a trusted role, and one we take seriously.

At Glide, we pride ourselves on being responsive, knowledgeable and helpful. We work collaboratively with our clients and residents to provide the services they need, in the way they want them. Whether we are managing a complex residential block, a private estate, a new build development, a build-to-rent scheme or a smaller single-block site, our approach is always tailored. There is no “one size fits all” model. Every building, estate and community is different, so every management plan should be different too.

As part of LRG, one of the UK’s largest property services groups, Glide combines the benefits of local, hands-on property management with the strength, structure and support of a national organisation. Our clients benefit from experienced local teams who understand the areas, buildings and communities they manage, supported by robust systems, reporting, technology and access to wider property expertise across the group.

What we do

Glide provides a comprehensive range of residential property management services, including block management, estate management and tailored property management services for more complex or specialist requirements.

Our block management service supports leaseholders, resident management companies and freeholders with the day-to-day and long-term management of residential buildings. We help ensure buildings are safe, compliant, well maintained and financially well managed. Our team can oversee every element of block management, from insurance, health and safety and fire risk management through to maintenance, contractor management, service charge budgeting, resident communication and long-term maintenance planning.

We also support clients with planned maintenance projects, helping to create efficient project plans for works such as roofs, water tanks, exterior surveys, lifts, mechanical systems, decoration programmes and insurance revaluations. Our focus is always on managing risk, protecting value and ensuring works are properly planned, communicated and delivered.

Our estate management service covers a wide range of spaces, from affordable housing estates and new build developments to private estates and multi-building environments. We manage communal areas, landscaped spaces, private roads, parks and other shared facilities. This includes regular site visits, budget preparation, long-term financial planning, collection and management of funds, supervision of maintenance contracts, arranging repairs and building works, lifecycle maintenance plans, project management, committee and general meetings, company secretarial services, accounts, client reporting and insurance arrangements.

Private roads and shared estate infrastructure can be complex, with specific legal, maintenance and communication requirements. Glide helps clients navigate those responsibilities, putting practical management plans in place and supporting positive relationships between residents, developers and other stakeholders. Where estates have been established for some time, we can also advise on future maintenance requirements such as road refurbishments, access control upgrades, tree maintenance, verge management and other lifecycle works.

For clients with more specialist assets, including build-to-rent developments and schemes with extensive communal amenities, Glide offers a tailored management service. We have experience managing blocks with lifestyle-led facilities such as gyms, saunas, swimming pools, communal terraces and shared commercial spaces. We understand that resident satisfaction is central to the success of these environments, and we work hard to ensure communication is clear, service charges are realistic and the resident experience is properly supported.

Areas covered

Glide Property Management is a nationwide property management company.

Our national reach is supported by local teams, giving clients the benefit of on-the-ground knowledge combined with the resources, systems and professional support of a larger property services group. This means we can provide a responsive, personal service while also offering the structure, reporting, technology and expertise needed to manage residential blocks and estates effectively at scale.

Glide has office locations in key regions, including Boston, Manchester, Poole and Weybridge, allowing us to support residential blocks, private estates, new build developments, build-to-rent schemes and mixed-use environments across a wide geographic area.

Why choose Glide?

Clients choose Glide because we combine professional expertise with a genuinely personal approach. We are large enough to provide robust systems, national support and wide-ranging expertise, but local enough to know our buildings, residents and clients properly.

We work hard to make property management feel effortless. That means taking care of the details, managing reminders, communicating clearly, keeping costs under control where possible, protecting long-term value and ensuring buildings and estates are well maintained.

Our values are central to the way we work: we are transparent, honest, responsive, knowledgeable and committed to delivering value for money.

Whether you are a leaseholder looking for a more proactive managing agent, a freeholder seeking a reliable long-term partner, a resident management company that needs expert support, or a developer planning the future management of a new scheme, Glide can help.

We are here to simplify property management, protect assets, support residents and help every building and estate reach its full potential.

Communication and technology

Clear communication is at the heart of our approach. We believe successful property management depends on trust, transparency and regular dialogue. Our clients and residents need to know what is happening, why it is happening and how decisions are being made.

Glide’s online portal provides a self-serve area where clients and residents can access important information quickly and efficiently, including account information, invoices, insurance documents and risk assessments. This gives users access to key information when they need it, while our team remains available by phone and email for more direct support.

For larger clients and portfolio owners, we can provide quarterly reporting covering key performance indicators, contact volumes, response times and analysis of key trends. This helps clients stay informed without being slowed down by unnecessary detail.

Sustainability and future-ready buildings

Sustainability is an increasingly important part of property management, and Glide supports clients in making practical, commercially sensible decisions that help future-proof buildings and estates.

From a block management perspective, we understand the need to balance sustainability, fairness and cost. Simple improvements can make a meaningful difference, including LED lighting, recycling solutions, digital communication, secure cycle storage, replanting schemes, local contractor relationships and electric vehicle charging points.

For clients considering more complex improvements, Glide can also support conversations around ground and air source heat pumps, combined heat and power systems, heat recovery and mechanical ventilation, biomass heating, photovoltaic solar panels, solar water heating, green roofs, green walls, sustainable drainage, retrofitted insulation, leak detection sensors and energy efficiency measures.

Our aim is to help clients create healthy, thriving and future-ready buildings for current and future generations of residents.

Our people

Glide is built around experienced property professionals who care about the buildings and communities they manage. Our team includes property managers, senior property managers, block management specialists, service charge accountants, client success professionals, leasehold support colleagues and accounts specialists.

Key members of the Glide team include Robert Poole, Director of Block Management; Rosie-May Flamson, Director, Block Management; Sandra Gosa, Senior Property Manager; and a wider team of property management, service charge and support specialists. The team is supported by a strong culture of training, professional development and continuous improvement.

Every member of the team undertakes continuous professional development, and Glide is proud to support apprenticeship and training programmes across leasehold, block and estate management. These programmes help develop future talent across roles including customer care, property management, service charge accounting and health and safety compliance.
