Competitive interest in a “unique” student accommodation block in Birmingham city centre has resulted in the property being sold prior to auction for £1.5 million.

The sum paid for the 175-bedroomed Londonderry House at 2 Newton Street is 115% higher than its initial guide price* of £695,000+.

Craig Upton, marketing director at Bond Wolfe, explained that the “impressive price” had been agreed by an undisclosed buyer.

Mr Upton said: “As soon as we started marketing this property, we had a flurry of interest from a range of potential buyers.

“This competitive interest resulted in an impressive final price of £1.5 million, an excellent result for the vendor.

“The sale comes despite the fact that the property has been vacant since 2021 after receiving a notice from the fire authority due to non-compliance with fire regulations.”

Londonderry House was constructed on the top of a car park close to Aston University and Birmingham City University.

The ground floor has a reception area and various services accommodation, with the large, covered car parking area accessed via Dale End.

There is then an external entrance off the car park on the eighth floor to Floors 9 to 16, which together host 175 bedrooms, 167 of them ensuite with a shared kitchen on each floor, and eight studios.

Each floor has lift and staircase access from the reception area, with a communications room on each half landing, and the roof area over Floor 16 houses a lift engine room, generator room and a room containing a water tank.

Londonderry House had been one of 175 lots appearing in Bond Wolfe’s next auction which is due to start at 8.30am on Thursday 9 July.

The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
