Almost £1.4bn worth of property investment portfolios are currently listed for sale across England, according to new research by residential property management specialist, Rushbrook, providing investors with an opportunity to expand their holdings through the acquisition of multiple properties in a single transaction.
Rushbrook analysed property investment portfolio listings across England* examining the number of portfolios available, their estimated average asking prices and the combined value of listings across each region.
Over 1,300 investment portfolios available across England
The research identified an estimated 1,322 property investment portfolios currently listed for sale across England, with a combined asking value of £1.398bn and an average asking price of £859,970.
The South East accounts for the largest proportion of available investment portfolios, with 16.8% of the national total.
The North West follows closely behind with, accounting for 14.8% of all listings, while London ranks third with 14.4%.
London accounts for almost a third of total portfolio asking value
While the South East offers the greatest number of investment portfolios, London dominates when it comes to the total value of properties being marketed.
The capital accounts for an estimated £450.9m worth of investment portfolio listings, equivalent to 32.3% of the £1.398bn national total.
London also commands by far the highest average asking price, with investment portfolios listed for an average of £2.36m.
North East offers the lowest average portfolio asking price
For investors looking to acquire an established property portfolio at a lower initial asking price, the research highlights considerable regional variation.
The North East has the lowest estimated average portfolio asking price at £477,987, followed by the North West at £588,649 and Yorkshire and the Humber at £599,219.
The East Midlands also sits below the national average, with portfolios listed for an estimated £714,872, while the West Midlands has an average asking price of £833,871.
Managing Director of Rushbrook, Roma Sharma, commented:
“Buying an established property portfolio can be an attractive route for investors looking to expand their holdings without having to source and purchase each property individually. It can also provide the opportunity to acquire an existing collection of rental properties and tenancies in a single transaction.
However, while acquiring multiple properties at once may streamline the purchase process, it also means taking on the responsibilities associated with managing those properties from day one.
Investors need to understand exactly what they are buying, from the condition of individual properties and existing tenancy arrangements to maintenance requirements and regulatory compliance.
This is where professional property management can play an important role. Expanding a portfolio is one thing, but ensuring every property is managed effectively, tenants are looked after and the investment continues to perform over the longer term requires an equally considered approach.”
Data tables and sources
Rushbrook analysed property investment portfolio listings across England using PropertyData, examining the estimated number of portfolios available, their average asking prices and the combined asking value of listings.
The figures relate to advertised investment portfolio listings rather than completed transactions. Each listing represents an investment portfolio and may comprise multiple properties. The data does not specify the number of individual properties contained within each portfolio.
