A former NHS office block in the Black Country with planning consent for conversion into 128 co-living studios has been sold for £2.5 million by commercial property agency Bond Wolfe.
Kingston House, located in a prominent location at 438-450 High Street in West Bromwich, has been purchased by TheStudios.
The new owner is the property investment company behind TheStudios, a successful co-living development of nearly 200 flats in the 12-storey former Carillion headquarters at 24 Birch Street in Wolverhampton.
James Mattin, managing director of Bond Wolfe, said: “We are delighted to have concluded yet another prominent high street sale in West Bromwich.
“Kingston House was formerly a multi-let office building and will now be repurposed following the successful application for conversion to 128 residential units.
“This new deal signifies a further positive change to the landscape of the local high street, following our previous sale of 178 Birmingham Road on behalf of Green Square Accord Housing Association.
“The new owners of Kingston House are experienced property developers, best known for their quality residential redevelopment of the former Carillion headquarters in Wolverhampton.
“We now look forward to a similar bright future for Kingston House.”
Kingston House is a six-storey, detached and freehold office building that extends to 42,714 sq ft, with 106 onsite car parking spaces.
The location has easy access via the Metro tram to Birmingham city centre, with other local transport networks including West Bromwich Bus Station and the M5 Motorway, with Junction 1 less than two miles away.
The pedestrianised town centre is half a mile to the east while the main A41 Black Country Expressway can be accessed just a few hundred yards away.
The nearby New Square shopping centre hosts a variety of leisure venues, shops, cafés and restaurants, including a five-screen Odeon Cinema and a 139,000 sq ft Tesco Extra store.
Pleasant open spaces at Dartmouth Park and Sandwell Valley Country Park are also within easy reach.
CBTC Solicitors in West Bromwich acted for the seller, while HCR Law of Cheltenham advised the buyer.
