
The site for a proposed apartment and hotel development in central Leicester has been brought to market by commercial property agents Bond Wolfe.
The land at 97 Churchgate in Leicester has already been prepared and has planning permission for the development of 142 apartments and 170 bedroom hotel.
It was formerly the site of the Liquid & Envy nightclub and was known variously as Krystals, Blueprint Nightclub and Creation over the years before it was devastated by a fire in October 2022 and had to be demolished for safety reasons.
Bond Wolfe, who are joint agents with Enterprise Hotels & Hospitality, are seeking £5,750,000 for the freehold.

The planning permission granted in February 2021 is for the construction of a single and seven storey hotel and an eight, ten and 14 storey apartment development.
The residential element will provide 22 studio flats, 67 one bedroom and 53 two bedroom apartments.
The site is located in the city centre at the junction of the inner ring road with Burleys Way, Vaughan Way and Churchgate.
97 Church Gate occupies a highly prominent position directly adjacent to St Margarets Bus Station, within one of the city’s most established commercial and retail districts.
The property has excellent connectivity, with easy access to Leicester Railway Station, the inner ring road, and major motorway links including the M1 and M69.
Church Gate is a busy thoroughfare linking the city centre with Leicester’s vibrant Cultural Quarter and Highcross.
