Ian Tudor, commercial auction director at Bond Wolfe, said: “The property comprises a prominent part two and part three storey detached office premises, with a driveway to the left hand side leading to a private car park at the rear.

“It is considered suitable for a wide variety of alternative uses, including refurbishment for a continuation as offices, day nursery, medical uses, educational or religious uses all subject to obtaining any necessary planning permission.

“The property is also considered suitable for conversion to residential uses and has recently obtained prior approval for the conversion of the existing accommodation to provide five studio flats.”

He added: “Offers in excess of the guide price may be considered prior to the auction sale.”

The town centre building is currently configured to provide a ground floor entrance hall, three offices, kitchen, men and women’s WCs, while on the first floor there is a landing, four offices and more WCs. On the second floor there is a further office and two stores.

The property is also conveniently located to a large Asda superstore in nearby George Street.

Prior approval to convert into five studio flats was granted by Walsall Council under application number 24/1382 granted on 16 April 2025.
