Folk Co-Living has secured planning permission for Brent Cross Town’s first co-living development, marking a major milestone in the creation of the £8bn new park town.
Developed in partnership with Related Argent, Barnet Council, and Halcyon Development Partners, the scheme will deliver 352 high-quality studios in the heart of Brent Cross Town – just a three-minute walk from the newly opened Brent Cross West station. Designed by Assael Architecture, the building will combine state-of-the-art amenities with insights from real resident feedback gathered across Folk’s existing portfolio.
Facilities will include a co-working space, a rooftop residents’ kitchen, wellness spa, multiple roof terraces, a music studio, and a range of other thoughtfully designed shared spaces aimed at fostering community and enhancing everyday living.
This will be Folk Co-Living’s fourth London property, joining successful schemes in South and North West London, and further strengthening the brand’s position as a leader in the UK’s fast-growing co-living sector.

Brent Cross Town is set to include 6,700 homes by masterplan completion, with co-living making an important contribution to the emerging living offer which also includes later living, Build-to-Rent, for-sale and affordable homes and student accommodation. The new co-living plot will form one building in an emerging ‘multi-generational quarter’ that will also feature the town’s first later living development, alongside affordable for-sale homes and attractive public courtyards and gardens between these different tenure types to help foster a truly diverse, mixed-use community.
