The former headquarters office building of a healthcare business that has been partially completed for residential use is up for sale with Watling Real Estate.
Watling is working with joint agents CSquared to invite offers from potential purchasers of the building known as Thames House, on the Marlow Road in Maidenhead, in the Royal Borough of Windsor.
The freehold property once hosted InVentiv Health, a healthcare advertising and marketing group that has since become part of US-based Syneos Health.
Jamie Lamond, a director in Watling Real Estate’s London office, said: “This former headquarters office building is located within a short walk of Maidenhead town centre and train station.
“The property previously had consent for conversion into 43 residential units and works have commenced, although they have subsequently been halted.
“However, there is now an opportunity to reinstate consent to complete the scheme, subject to planning permission.”
Thames House was built in 1998 as a headquarters office building of part two- and part three-storeys, with an additional double basement with space for around 100 cars.
The building is of traditional concrete frame construction with brick elevations and extensive glazing, plus a rear roof terrace above the two-storey section.
The 43 residential units had been planned to include one studio flat, 19 one-bedroomed flats and 23 two-bedroomed flats.
The individual flats had been planned to have an open plan living room and kitchen, a double bedroom with fitted wardrobe and a bathroom.
The two-bedroomed flats were planned to have an additional en suite bathroom and a study.
Maidenhead, a town with more than 67,000 residents, is located around six miles west of Slough, 12 miles north-east of Reading and 25 miles west of London.
The town has grown fast during recent years due to its proximity to London, the ease of commuting by rail, and excellent main road and motorway links.
The A308 connects the centre of Maidenhead with the A308(M) to the south, which in turn connects to the M4/M404 interchange, providing direct links east to London and west to Swindon, Bristol and Cardiff.
The M25 is approximately 10 miles to the east and Maidenhead railway station, also serviced by the Elizabeth Line, is approximately 600 metres south of the property.
The property is directly opposite Kidwells Park and the Commonwealth War Graves Commission, and the surrounding area is mixed, with residential properties to the north and west and commercial occupiers to the south and east.
