Land at a former Black Country pub site with full planning consent for 32 apartments will go under the hammer in Bond Wolfe’s September auction.
The freehold residential development opportunity is where The Mill pub used to sit on Beaconview Road, West Bromwich, and it will have a £395,000+ guide price at the livestreamed auction on Thursday 10 September.
James Mattin, manging director and auctioneer at Bond Wolfe, confirmed that the “potentially lucrative” land would be offered at the auction but that the vendor may consider pre-auction offers.
Mr Mattin said: “This plot of land was previously the location of The Mill public house which has been demolished to provide an irregular shaped parcel of land.
“The site measures approximately 0.587 acres and comes with full planning permission for the development of 32 apartments, which would carry a gross development value of some £4 million.
“The proposed development will comprise a detached, six-storey apartment building providing 32 apartments in a mix of 10 one-bedroomed and 22 two-bedroomed units, plus 38 car parking spaces.”
The land lies in the Charlemont district of West Bromwich, around two miles north-east of the town centre, some 2.5 miles east of Wednesbury and five miles south of Walsall.
The property lies to the west side of Beaconview Road, at the corner of the junction with Wyndmill Crescent, a residential service road.
Beaconview Road is accessed from the A4041 Walsall Road and Charlemont Road, and the closest railway station is Tame Bridge Parkway, which is within a mile to the north.
There is a mixture of commercial and residential property in the immediate neighbourhood, with a parade of local shops to the south of Beaconview Road.
This attractive development site is one of 187 lots set to appear in Bond Wolfe’s next auction, which starts at 8.30am on Thursday 10 September.
The auction will be livestreamed via Bond Wolfe’s website with remote bidding by proxy, telephone or internet.
