Over 100 block management professionals gathered at the Royal Institution of Chartered Surveyors (RICS) headquarters on 1 May for the sixth instalment of Proper Talk: a no-nonsense panel event that has quickly become a must-attend on the leasehold sector calendar.

Chaired by property consultant Jonathan Channing, Proper Talk brings together industry leaders, managing agents, freeholders, developers and suppliers to discuss the real issues shaping residential block management. This latest session took on the hot topics of PropTech and Artificial Intelligence, with a capacity audience packed into the RICS Lecture Hall for two hours of lively, CPD-qualifying discussion.

The panel, expertly moderated by Jonathan, featured:

  • Adam Bailey – EK Specialist Surveys

  • Dorothy Newman – Dwellant

  • Sam Short – Odevo

  • Adam Sanders – RiskBase

  • Tom Shrive – Adiuvo

  • Pete Thomas – Intuety

Together, they tackled six themes ranging from tech fatigue to building safety compliance, workforce burnout, and what block management might look like in 2040. Audience polling, curveball questions, and a myth-busting finale kept the crowd engaged – and laughing – from start to finish.

Proper Talk is co-founded by Earl Kendrick, Bridge Insurance Brokers Ltd and Jonathan Channing, with a mission to bring together property professionals for straight-talking, high-value conversation – plus breakfast.

The next Proper Talk is scheduled for September 2025. To find out more, view photos from the May event, or sign up to attend future sessions, visit www.proper-talk.co.uk.
