One of Derby’s most significant residential development opportunities is now on the market with Watling Real Estate.
In July this year, Watling was appointed in connection with five sites under the ownership of companies within Godwin Group, the distressed Birmingham-based property developer.
The sites include locations in central Derby, St Paul’s in Bristol, Wisbech in Cambridgeshire, Erdington in Birmingham and Hockley Heath near Solihull.
In Derby, The Landmark is a fully consented 202-unit residential scheme with three tower blocks of seven, nine and 17 storeys. The total number of proposed apartments is made up of 117 one bedroom apartments and 85 two bedroom apartments.
Alex Sweetman, a director in Watling’s Leeds office, said: “The Landmark would be Derby’s tallest structure and offering a mix of one and two bedroom apartments within a five minute walk into the heart of the city centre.
“The proposed amenities for residents include a gym, concierge, residents’ lounge, guest suite and coffee area.
“The 0.72 acre site is in part of the promoted Derby Riverside area where a Masterplan is currently being developed with frontage on to the River Derwent and proposed new public realm.”
“We’re expecting a buoyant level of interest from the developer market for what is considered one of the most ambitious projects within the region.”
The development proposals were finally given planning permission in August 2020, with construction due to have commenced in early 2024.
The site is cleared and is subject to a short term licence to occupy on a six months’ notice period from Derby City Council.
Derby City Council is itself using the site as a temporary storage yard to support a maintenance project on the nearby River Derwent.
The land was formerly occupied by the Phoenix Iron Foundry which was demolished in the 1990s.
