Sigma Capital Brings Lettings and Property Management of London Multifamily Portfolio In-House Under Simple Life Management

Sigma Capital and EQT have transitioned lettings and property management services for their London residential-for-rent portfolio to Simple Life Management, the operational platform of Sigma Capital. The move follows the internalisation of all lettings and asset management services for Sigma’s own balance sheet portfolio in 2024 and creates a truly vertically integrated investment, lettings and management platform for the private rented sector. 

The London portfolio launched in 2020 as part of a joint venture between Sigma and investment firm EQT, one of the world's largest investment organisations with €269 billion in total assets under management. The venture focuses on new-build homes for private rental in Greater London and, supported by £50m of funding from Homes England, marked Sigma's first move into multi-family. The portfolio comprises 1,432 apartments. 

Previously managed under a white-label arrangement with a third-party agent, the portfolio is now operated directly by Simple Life Management, setting a new gold standard for the London private rental market. Residents benefit from dedicated customer teams, a 24/7 maintenance portal, and fully furnished, pet-friendly homes, with apartments predominantly located in transport zones 3–6 and the final two sites currently under construction. 

Simple Life Management is underpinned by a bespoke operating platform designed to deliver excellence and efficiency at scale, directly enhancing net operating income (NOI) for the fund. Simple Life now has almost 6,000 homes directly under management across its owned portfolio and this first third-party contract. 

The Simple Life London portfolio marks Simple Life Management's first external full internalisation contract, a milestone that positions the platform to take on similar mandates from other institutional owners seeking an end-to-end operational partner. 

The expansion comes as former Ascend founder and long-time Sigma partner, Ged McPartlin, was appointed to the role of Managing Director of Simple Life Management in May 2026. Ged will lead the strategic growth of its national portfolio, further strengthening the platform’s position as one of the UK’s leading integrated build-to-rent operational platforms.
