The Ringley Group on making Right to Manage simple, fast and successful
Most building owners who want more control, greater transparency and a real say in how their homes are managed can have it. Right to Manage has never been easier and RTM Sorted is here to prove it. Whether you’re frustrated by rising service charges, unclear decision-making or a managing agent who simply isn’t listening, RTM puts the power back where it belongs: with the people who actually live in the building.
With success delivered for over 3,012 owners across blocks from 3 flats to 1,000+, RTM Sorted brings together legal expertise and smart technology to make Right to Manage easier to understand, easier to organise and easier to achieve. We take the complexity out of the process, so leaseholders can focus on what matters: taking control of their building.
Right to Manage Advice: Clear, expert guidance on your eligibility, your options and the best route forward for your building. Leaseholder Engagement: Build support across your building, coordinate leaseholders and establish a strong foundation for your RTM claim.
Claim & Legal Management: We manage the notices, documentation and legal requirements, ensuring your claim progresses cor-rectly and efficiently.
Taking Control & Ongoing Support: We guide you through completion and provide the practical and legal support you need as you take control.
As part of a major 51,000 sqm mixed-use regeneration scheme, the three RTM companies we act for comprise 478 apartments alongside a new 9,300-seat stadium. The development features a 24-hour concierge, an estate manager, 13 staff, an on-site gym, podium gardens and 13 budget schedules with a £1,792,828 service charge.
Ringley supported Wimbledon Stadia through the RTM acquisition process itself, guiding the directors through the legal and procedural requirements and helping ensure a successful acquisition of the Right to Manage and transfer of management responsibili-ties. Taking over such a large and complex development (with multiple buildings, shared ownership arrangements, Building Safety Act obligations and a substantial backlog of repairs) was never going to be straightforward. It required patience and collaboration from all parties.
Throughout, Ringley maintained regular engagement with the RTM directors through weekly handover meetings and open communication, ensuring a smooth transition and a shared focus on improving the estate.
“What impressed us from the outset was Ringley’s willingness to challenge existing arrangements rather than simply inherit them.”
Sebastian Budner, Director, Wimbledon Stadia RTM Companies
Working closely with the RTM directors, we identified duplication across maintenance contracts, removed unnecessary agree-ments, moved certain services to more cost-effective reactive arrangements where appropriate, and secured better value for owners without compromising service standards. Nothing was accepted simply because it had always been done that way.
The biggest success has been the collaborative approach to building an in-house staffing model. Together, we brought cleaning, maintenance and grounds services in-house, with staff dedicated to serving the development and able to respond quickly to issues that previously required expensive external contractors. This improved responsiveness across the estate, enabled many routine repairs to be undertaken internally, and gave residents a visible on-site team that takes pride in the development. Ringley was also open to ideas from the directors, including, in a first for Ringley, bringing gardening in-house.
Achieved RTM
Lodged a claim for a significant service charge rebate from the developer
Appointed a surveyor to put together a developer defects claim for £350,000
Reduced budgeted building safety case costs by £350,000
Co-created new app features with the client, including football match day fixtures, staff roles and direct messaging, a site map module and a residents’ handbook
That approach reflects a wider culture of partnership, flexibility and a genuine willingness to work with residents to deliver better outcomes, while maintaining a strong focus on cost control and value for money.
Let’s make your RTM happen.
