The Bin Store Problem: Out of Sight, Out of Mind?

News On the Block

Every residential development has one, yet few areas cause property managers more recurring headaches than the humble bin store.

Overflowing bins, bulky waste dumping, unpleasant odours, flies, rodents and residents leaving rubbish outside the designated waste containers. Sound familiar?

For many managing agents, bin stores are a constant source of complaints, additional expenditure and frustration. But perhaps it's time we stopped treating these spaces as an afterthought.

The Vicious Cycle of Neglect

A poorly maintained bin store can quickly become a self-perpetuating problem.

One resident leaves a rubbish bag beside an overflowing bin. Another follows suit. Before long, the floor is covered in waste, unpleasant smells develop and flies begin appearing.

Eventually, residents become reluctant to enter the bin store altogether, choosing instead to leave their rubbish at the entrance.

What started as a minor housekeeping issue becomes a hygiene problem, attracting pests and generating complaints.

Some developments have even resorted to installing CCTV to discourage fly-tipping, identify those responsible for dumping bulky waste and tackle persistent misuse.

While CCTV can help with accountability, it doesn't address the underlying environmental conditions.

Cleaning Alone Isn't Always Enough

Regular commercial bin cleaning, bin store pressure washing and disinfection remain essential foundations of good waste-area management.

Removing accumulated grime, food residue, leaked liquids and bacteria helps reduce unpleasant smells and the conditions that attract pests.

However, cleaning is only part of the solution.

In enclosed or poorly ventilated bin stores, odours can return remarkably quickly, particularly during warmer months. Likewise, flies can become a persistent nuisance even when cleaning schedules are maintained.

This is where preventative technology is beginning to play a greater role.

The Rise of Fly and Odour Control Systems

An increasing number of residential developments are considering permanently installed fly control and odour control units as part of their planned maintenance programmes.

Electric fly control units, appropriately specified for the environment, help manage flying insects before populations become a significant nuisance.

Meanwhile, specialist odour control systems can help neutralise or reduce unpleasant smells, making enclosed bin stores considerably more tolerable for residents.

These aren't simply plug-in household devices. Commercial installations require appropriate equipment selection, positioning and professional electrical installation by a qualified electrician.

Ongoing maintenance is equally important. Fly control units may benefit from quarterly servicing, while certain odour control systems can operate on annual servicing schedules, subject to manufacturer requirements.

Where rodent activity is identified, professionally managed bait stations may also form part of a wider pest-control strategy.

Prevention Rather Than Constant Reaction

The real opportunity for managing agents lies in adopting a coordinated approach.

Scheduled bin and bin store cleaning, effective waste collection arrangements, clear resident signage, appropriate pest management and installed odour and fly control systems can work together to improve conditions.

The objective isn't to create a spotless, sterile environment. Bin stores are, after all, places where rubbish is deposited.

It's about maintaining a reasonably clean, hygienic and usable space that residents feel comfortable entering.

Because when residents are reluctant to walk through the bin store door, the problems usually end up piling up outside it.

Perhaps the question isn't how often we should clean our bin stores, but how we can stop them becoming unpleasant places in the first place.
