
New training company, The Block Coach is preparing to release a brand-new training course designed to make leasehold block management more accessible to people working across the wider residential property sector.
The new course, Leasehold Block Fundamentals, will officially launch on 8 June 2026.
Founded by Joe Mallon MRICS FTPI in 2024, The Block Coach has been steadily attracting attention for its practical, sector-specific training. In October 2025, the firm released its first homegrown block management course, New Block Manager: Career Jumpstart, a CPD-certified programme drawing on Joe’s 20 years of experience in the property sector.
Joe, a Chartered Surveyor and Fellow of The Property Institute, developed the course to support new and aspiring block managers with the kind of practical, real-world learning that is often difficult to find when entering the sector.
The course is on track to reach 100 students within its first year, with early feedback described as very encouraging. Joe sees it as a valuable wraparound support tool for people beginning their careers in block management, including those working towards professional credentials through The Property Institute or the RICS.
Joe has now turned his attention to the wider leasehold sector.
“The leasehold block management sector is far bigger than managing agents alone,” said Joe. “We estimate the wider sector to be worth around £12 billion to the UK economy. Of that, around £1 billion is accounted for by managing agents. The remaining £11 billion is made up of contractors, suppliers, consultants, professional advisers and the many other businesses that support residential blocks and estates.”
Leasehold Block Fundamentals is designed for anyone working in or around leasehold blocks, not just property managers. This includes contractors, professional service providers, support staff, RMC and RTM directors, housing providers, freeholders, developers and others who need to understand how the leasehold block sector actually works.
Joe believes there is a clear gap in the market for accessible, practical training that explains the sector without assuming that every learner wants to become a property manager.
“Thousands of people interact with leasehold blocks every day, but many have never had a proper introduction to how the system works,” Joe said. “Contractors, consultants, accountants, surveyors, support staff and client-side representatives all need context. They need to understand the role of the managing agent, the legal structure, service charges, maintenance, inspections, health and safety, meetings and communication lines. That knowledge makes them better at their jobs and helps the whole sector work more effectively.”
Leasehold Block Fundamentals will include six core modules, supported by group tutorials and practical sector insight. The course is intended to be clear, commercially useful and accessible to people at different stages of their career.
