The leasehold property management sector is possibly facing one of the most significant periods of change in its history.
Managing agents continue to navigate increasing regulatory expectations, growing resident scrutiny, recruitment challenges, inflationary pressures and the ongoing debate surrounding leasehold reform. At the same time, they remain responsible for delivering essential services that keep millions of homes safe, compliant and well managed.
Yet despite the importance of the sector, there remains surprisingly little independent data capturing the realities of day-to-day leasehold property management.
That is why Brady Solicitors has partnered with News on the Block to launch a new nationwide industry research project designed to provide an accurate snapshot of the challenges, opportunities and priorities currently shaping the profession.
Understanding the Real Impact of Change
Over the past few years, the industry has experienced rapid transformation.
Economic pressures have impacted both leaseholders and management companies, creating new challenges around service charge collection and arrears. Rising costs continue to affect budgets and reserve funds, while political and legislative developments have generated uncertainty regarding the future structure of leasehold ownership and property management.
Alongside these external pressures, managing agents are dealing with internal operational challenges. Recruitment and staff retention remain concerns for many organisations, particularly as demand grows for qualified and experienced professionals. The increasing importance of professional qualifications and ongoing training is changing the expectations placed on both employers and employees across the sector.
These are issues regularly discussed throughout the industry, but too often the conversation relies on anecdotal evidence rather than comprehensive research.
Creating a Benchmark for the Industry
The purpose of this research is simple: to give the sector a collective voice.
By gathering responses from managing agents across the UK, we hope to build a detailed picture of current market conditions and establish valuable benchmarks for the industry.
The survey explores several key areas, including:
The impact of the cost-of-living crisis on service charge arrears.
Recruitment and retention challenges.
Salary expectations and workforce trends.
Attitudes towards professional qualifications.
The implications of leasehold reform proposals.
Operational and compliance pressures affecting managing agents.
The findings will be compiled into an industry whitepaper, providing valuable insights for managing agents, suppliers, industry bodies and policymakers alike.
Why Participation Matters
Every managing agent has a unique perspective shaped by their portfolio, location and client base. Capturing those diverse experiences is essential if the research is to accurately reflect today's market.
Whether your organisation manages a handful of developments or a substantial national portfolio, your contribution helps strengthen the industry's collective understanding of the challenges it faces.
The more responses received, the more meaningful the findings become.
At a time when the sector is frequently the subject of public and political debate, it is important that the voices of those delivering leasehold management services every day are properly represented.
Have Your Say
We invite managing agents from across the UK to participate in this important research project. The survey is anonymous, takes less than 10 minutes to complete, and all participants will receive access to the final whitepaper once the research has concluded.
As a thank you for taking part, every completed response will also be entered into a prize draw to win £250 of Amazon vouchers.
The leasehold property management industry is evolving rapidly. By sharing your experiences, you can help create a clearer picture of the sector today and contribute to a more informed conversation about its future.
