A prime development site in Croydon has been placed on the market by agents Watling Real Estate.

The 0.53 acre site in Edridge Road was formerly occupied by the Colombus House office development, which has since been demolished.

Andrew Foster and Chris Walker of Watling Real Estate were appointed LPA Receivers, and Jamie Lamond and Tom Colyer in Watling’s London office are now leading the sale process.

Jamie Lamond explained: “An earlier planning consent for a residential tower block development expires this month, but importantly the site is promoted within Croydon’s Local Plan as suitable for residential uses and we expect that prospective parties will be putting forward their own revised schemes.

“There have been several successful residential development projects in Croydon in recent years, including Ten Degrees, College Road Tower, Aspect Croydon, London Square and The Fold which is located less than 100m from this Edridge Road site.

“There is a clear demand for modern high quality residential accommodation popular with young professionals, key workers and students of London South Bank University’s Croydon Campus.”

The site is currently let on a short-term basis to a car park operator, providing prospective buyers with a useful income.

The site itself is situated on Edridge Road to the south west of the town centre close to the A232, one of the main routes into central Croydon. The site sits between Edridge Road Community Health Centre and Leon House, an office building converted to residential.

Offers are invited for the freehold. For further details see, Edridge Road, Croydon, CR0 1EG and email jamie.lamond@watling.com to arrange viewings.
