A substantial apartment block in the heart of Fitzrovia in London has gone on sale for offers over £11 million.

Watling Real Estate has been instructed to sell Emerson Bainbridge House on behalf of Oliver Haunch and Hina Patel of Grant Thornton, the joint administrators of Zeba Properties Ltd.

The freehold property is an unbroken block of 13 residential apartments in central London.

Jamie Lamond, a director in the London office of Watling Real Estate, said: “Emerson Bainbridge House is a Grade II listed former institutional building located on the east side of Cleveland Street.

“The property has been comprehensively redeveloped to provide 13 high quality residential apartments arranged over lower ground, ground and four upper floors.

“The building retains its original brick and stone façade characteristic of the Arts & Crafts architectural style, with many of the internal period features carefully restored as part of the conversion.”

The accommodation comprises a mix of two studios, three 1 bedroom and eight 2 bedroom apartments, each designed to a high internal specification with modern kitchens and bathrooms, under-floor heating, and air-conditioning. All the apartments have private outdoor space in the form of balconies, terraces or patios.

The building which totals 8,285 sq ft has a gross passing rent of £528,000 per annum.

Emerson Bainbridge House is on Cleveland Street in the heart of Fitzrovia, one of central London’s most vibrant and desirable neighbourhoods. The area is renowned for its eclectic mix of period architecture, independent restaurants, boutique retailers and creative businesses, offering a distinctive village atmosphere within the West End.

Watling’s Jamie Lamond and Agnes Jones will be hosting a first open day on Thursday 11 December between 10.30am and 12.30pm. A second open day will follow in the new year.
