An established London office building with residential development opportunities and a larger mixed-use proposal awaiting permission is being marketed for sale by Watling Real Estate.
Symal House at 423 Edgware Road, in the Burnt Oak area of Brent, was built in 1955 by renowned architect Walter Segal for Tretol, a manufacturer of construction products, and extends to 21,548 sq ft across four floors, although it is now vacant and partly dismantled.
Renewed permitted development for the 0.55-acre site would allow its conversion into 45 studio apartments, with further consent existing to add two floors providing 20 further apartments.
There is also an opportunity to purchase an option contract on adjacent land currently let to a Shell petrol station at 421 Edgware Road to increase bulk scale massing further.
This could enable the purchaser potentially to benefit from a more recent planning application for a mixed-use development to construct three residential blocks on the larger site, containing 252 apartments.
This application is currently still “awaiting decision” from the local authority but, if permission is granted, the commercial element could involve a supermarket and five other retail outlets at the ground level.
The extended site lends itself to a range of other development / use opportunities.
Jamie Lamond, director of Watling Real Estate, said: “Symal House represents a rare and outstanding investment and residential development opportunity in a much sought-after area of London.
“The property is close to both Colindale and Burnt Oak underground stations, which provide great access to the West End and City.
“The locality has been much improved in recent years by developers who have recognised these fast links, resulting in large-scale redevelopment of cleared sites, ageing housing stock and repurposed commercial buildings.
“There is now a range of local and national retail offerings with an expanding licensed leisure amenity, and as more homes are constructed there has been an increase in commuting young professionals settling in the area.”
Watling Real Estate is now inviting offers for the freehold interest in the Symal House site and the additional option contract at 421 Edgware Road.
