The niche Market for cleaning blocks of flats is competitive and very demanding.
The residential block cleaning market differs from commercial cleaning in the respect that residents are more influential and personally involved in the standards and quality of service that are provided. One tenant’s opinion of what is required may differ from their neighbours and a service must meet all resident’s requirements.
Contract cleaners are usually acting under instruction from Property Managers and are representatives of our clients on site. As such contract cleaners have to maintain a professional and diplomatic approach in dealing with residents concerns that are often outside the scope of our work.
In the current time of economic recession, residents are very watchful of the level of service charges they are asked to pay and are increasingly slow to settle these charges. Property Managers are therefore very conscious of their fiscal expenditure and demand value for money. Increasingly contract cleaners are expected to widen the scope of our services at minimal costs.
Contract cleaners’ responsibility includes the day to day cleaning of apartment blocks but duties also extend to reporting dumped bulk items (such as fridges, mattresses and sofas) reporting on-site maintenance issues (such as malfunctioning electric gates, defective light units, and nonworking entry phone systems), cutting keys, and the reading of electricity and water meters . In addition, contract cleaners are also called upon in emergencies to deal with floods, graffiti, discarded needles and harps or even the more unpleasant task of removing human or animal waste. Once issues have been reported they are passed back to Property Managers whose responsibility it is to investigate further and take appropriate action. Sometimes Property managers are slow to react and their hesitance leads to problems becoming more urgent, serious and costly to rectify. On-site cleaners often bear the brunt of the perceived lack of action. It is therefore imperative that Property Managers work closely with their appointed cleaning contractors.
By working in partnership and supporting each other, Property Managers can help to deliver the high standards of service that residents demand in an environment that is less than perfect.
