ONLY 23% of the 1,252 large apartment buildings across inner London (containing 30+ residences) has either a Concierge or employs a full time porter, but more would readily welcome and subscribe to a similar service. This is the finding of recent detailed research into the ownership, services, management and running costs of apartment buildings in London.
This figure is noticeably higher in prime central areas such as Kensington (where 80% of buildings have a Concierge) and Marylebone (with 60% of buildings have a Concierge) but very few of the 2,123 smaller apartment buildings, containing up to 29 residences, provide Concierge services to its residents.
Much of the work we do as a Managing Agent goes unnoticed by the landlord or tenant and this is why we believe there is a huge demand for a Concierge Service as residents, discerning homeowners and investors have a hunger for a better level of service that meets their expectations.
The survey data was collected during 2011 by a combination of door-to-door surveys, interviews, map references and checks at the Royal Mail and Land Registry across 15 inner London postcodes from Vauxhall in the south to Hampstead in the north, Maida Vale in the west to the Docklands in the east.
