- Get the right agent: In a tight market, marketing your flat with the best agent is crucial. Choose one with a track record of sales, ignore those who compete to outvalue your flat.
- Beyond the HIP: Dazzle purchasers by having to hand a well-organised folder with all the relevant information concerning your flat including service charges, insurance, reserve funds, warranties, proof of works, and contractor agreements.
- Tidy-up: Remove all those personal possessions which have gathered over time, and look like clutter to a potential buyer when viewing.
- Prepare: Make sure your flat is clean and homely. Repaint in neutral colours, if necessary and accessorise with candles and plants. Home baked bread and freshly brewed coffee provide a welcoming aroma to prospective purchasers.
- Decision-making: Know your bottom line, when to move quickly and when you are prepared to back out of a sale. Have alternative accommodation or storage lined up and don’t hold out unnecessarily for more money if it will cost you the sale.
