The Leasehold London Conference 2025, held on 19 March, gathered over 200 industry professionals from across the residential leasehold sector for a day packed with valuable insights, collaboration, and networking. The conference provided an essential platform for discussing the latest trends, legal updates, and best practices, ensuring that delegates left feeling better equipped to navigate the complex and rapidly evolving landscape of property management.

The day featured three plenary sessions that tackled some of the most urgent topics affecting the industry. The first session, Navigating the Leasehold Reform Landscape, delved into the ongoing wave of new legislation, including the recently passed Leasehold and Freehold Reform Act 2024 (LAFRA), and explored the implications of upcoming changes. Roger Hardwick and Verity McMahon of Brethertons led an in-depth discussion on how these reforms are reshaping property management and what the sector can expect moving forward.
The second plenary, Building Safety and Fire Regulation Compliance Update, was presented by Dr Shaun Lundy of Tetra Consulting. This session provided a comprehensive overview of the latest developments in building safety, particularly focusing on the implementation of the Building Safety Act 2022, the Grenfell Inquiry phase 2 recommendations, and fire safety reforms. Dr Lundy emphasised the importance of compliance and practical steps property managers can take to ensure the safety of their buildings and residents.
The third plenary, Commonhold v Leasehold: The Debate Continues, was led by Matt Lewis, Commonhold & Leasehold Experts, who discussed the growing momentum behind commonhold reform. As the government works to make commonhold the default tenure, Matt explored how this shift could affect the residential leasehold market and what needs to be done to make commonhold a viable option for property owners. This session encouraged thoughtful reflection on the future of property tenure in the UK.

The Future of Block Management: Eren Ince of PropLink explored how technology is transforming property management, with a focus on AI’s role in automation, improving communication, and enhancing operational efficiency.
Planned Maintenance Programme (PMP): Glen Hardingham and Michael Burkinshaw of Earl Kendrick provided a deep dive into the purpose and implementation of PMPs, emphasising their importance in building safety compliance.
Supporting Wellbeing When Working Alone: Jodie Fraser and Shelley Jacobs led a session that addressed the mental health and wellbeing of individuals working in isolation, offering strategies to combat stress and loneliness in remote or digital environments.
Breaches of Lease: Zainab Khatoon of Realty Law examined common breaches of lease, offering practical advice on dealing with these issues and the legal implications for property managers.
Health, Safety, and Fire Management: James Purdey of 4site Consulting presented the crucial elements of health and safety management in residential buildings, with a focus on fire safety and compliance.
Compartmentation – The Unseen Threat: Shaun Harris of Harris Associates shed light on the growing issue of compartmentation in residential buildings, emphasising its importance for life safety and the significant challenges it presents.
More Effective Debt Recovery: Jonathan Wragg of PDC Law shared expert insights on the debt recovery process, including practical advice on managing costs, enforcement, and early determinations.
Legal Duties on Block Managers: Russell Pallister of Karntek Fire Safety covered the evolving legal duties on block managers, particularly in relation to new legislation and fire safety responsibilities.
Buying PropTech Systems: Joe Goss of Fixflo and Sandeep Singh of The Property People provided invaluable guidance on selecting and implementing PropTech systems in block management.
