After five months I have now got my feet under the table and I am enjoying the role and challenges of chairing the Leasehold Advisory Service. There have been some interesting communications and issues to address and there have been some unexpected matters.
Being stuck in purdah over the election period was interesting and thank goodness it is now over. Of course, now the election is finished the polls were proven to be misleading. That is all academic now and we have to see what the next five years bring with a Conservative government with a slender majority.
However, I think it is good news for the housing market that Brandon Lewis has been retained as Housing Minister. We will have to wait and see the impact and outcome from issues presented by the early announcements and manifesto, such as right to buy with Housing Association renters and extended devolution to regions.
For the Leasehold Advisory Service we have to make sure we are evolving and adapting to meet the needs and requirements of the residential market. The necessities for us grow every day. We have to make sure we can deliver and meet the needs, whatever they may be. We are looking at our website to improve service delivery as well as our phone service. We know the wait and delay on getting attention can be frustrating and we will keep looking at ways the wait can be reduced. We are currently trialling a test service that seems to be having a positive effect on waiting times. We need to test this for longer to ensure we have good quality data on which to make sure we take informed decisions on our service.
I am sure we will find a host of areas where we need to test and challenge our services to ensure we are providing the best service we can in the best way possible. This will become evident over the coming months and we have to engage with our sponsors department, DCLG, to work together for all our stakeholders.
There will be more interesting areas arising that need reaction such as the decision on Right to Manage that has now determined a single company cannot control more than one building. Areas like this will arise and cause a necessity to ensure our service and material is fleet of foot to remain at the highest level.
