
The latest analysis from international high-net-worth mortgage broker, Enness Global, has revealed that Prince Andrew’s move to the Sandringham Estate represents a significant step down from his previous royal residence, despite the Norfolk estate’s prestigious reputation and £60 million valuation.
Prince Andrew no longer heading to Frogmore Cottage
It had been widely rumoured that Frogmore Cottage would be the Duke’s next home following his departure from Royal Lodge and, earlier this week, Enness Global valued Frogmore Cottage at approximately £5 million - noting that the Grade-II-listed ten-bedroom property could command an asking rent of around £30,000 per month, equating to a 7.2% rental yield.
However, it has since been confirmed that Prince Andrew will instead relocate to the Sandringham Estate, a privately owned royal property belonging to the King rather than the Crown Estate, marking a further separation from the core royal household.
Sandringham worth £60m
With an estimated value of £60m in current market conditions, according to Enness Global, Sandringham sits close to Balmoral (£50.6 million) in terms of value - just two of many privately owned royal estates.
Whilst both are prestigious property holdings in their own right, their market value pales in comparison to the official royal portfolio’s headline assets.

According to Enness Global, Buckingham Palace holds a market value estimated at £2.53 billion, Windsor Castle £540.7 million, St, James’s Palace 418.7 million, Kensington Palace £331.1 million, and Holyroodhouse £65.2 million.
While the Norfolk estate of Sandringham spans more than 20,000 acres, includes 600 acres of gardens, and is steeped in royal heritage, it is also a public-facing, working estate home to more than 100 residential properties across multiple villages.
It remains unclear which specific property within Sandringham Prince Andrew will occupy, but it will mark a considerable downgrade from Royal Lodge - the 30-room mansion he has lived in for over two decades - both with respect to property prominence and privacy.
