Residential block management specialist looking to build on year of rapid growth across North Yorkshire

A rapidly growing business which specialises in the management of shared residential developments is looking to build on a hugely successful first 12 months in North Yorkshire having secured close to 30 contracts to manage properties.

Pure Block Management, which has decades of experience in the industry having run a successful business across East Yorkshire out of Hull, expanded with the opening of a York office in December 2024.

It has been a move which has proved hugely successful, as it has seen a ‘continual stream’ of new business coming through the door, already managing over 1,000 residential units across North Yorkshire in total.

This includes large-scale estates with hundreds of properties to small pocket developments in market and coastal towns.

Now, associate director Laura Street is targeting the same level of growth in 2026.

She believes many more leaseholders in shared residential developments will seek to hand over the management of the complexes to them, with the Pure Block team able to take care of everything from budgeting and regulation compliance to the maintenance and upkeep of communal areas, lifts, lighting and gardens.

Contracts in York, Wetherby, Harrogate and Whitby

Significant contracts secured in North Yorkshire include providing estate and block management for The Square development of 37 houses and 24 apartments in York, and the management of 325 houses and apartment blocks at an estate in Wetherby.

Following the successful renovation of a prominent former hotel on the seafront at Whitby, three more contracts were secured in the coastal town, with clients including one which had previously been self-managed and two which switched from other management firms.

Other contracts include full block management responsibilities at Dukes Wharf, a waterfront complex of 17 apartments in York, and managing the grounds of Nelson’s Yard, a small estate of eight townhouses in a private secure courtyard in the heart of the city centre.

In Harrogate the team provides full block management services for eight apartments in Park Parade, and at Montpellier Parade, a development of six luxury apartments overlooking the Stray Parkland.

In Malton, they are instructed on a mixed development of six apartments and a commercial unit, to manage its service charge agreement, which sees budgets set monthly charges managed leaseholders to contribute to the upkeep of the development, and cover the cost of any required future works.

Success brought national recognition

The business rounded off 2025 by being highly commended at the national News on the Block Property Management Awards 2025 in the ‘Scale-Up’ category, which recognises businesses in the sector achieving impressive growth.

“We were obviously thrilled with the success and growth we enjoyed in 2025, but mostly by the reasons people were turning to us,” said Ms Street.

“There has been a continual stream of new business coming through the door, and it has been clear to see that a new management service was needed in this sector in North Yorkshire. 

“People have approached us due to being frustrated at the level of service of their previous providers, and because some were using national companies which simply can’t provide the level of local service and responsiveness we can.

“We’ve also had leaseholders who were self-managing their complexes come to us because they no longer wanted the headaches of compliance requirements and budget planning. In Whitby we secured three contracts on the back of work we had done in the town.”

Successful business model established in Hull

Ms Street says Pure Block has enjoyed success in York as it has expanded on the same formula used in Hull for decades.

“Communication, clarity and compliance are key to success in block management. Freeholders and leaseholders will only switch management if they are unhappy with their current providers, or if they feel somebody else can provide them with better levels of service and value for money,” she said.

“When we expanded into York our aim was to bring the business model which has worked well in Hull for so many years and introduce it here, and that is reaping rewards, winning national industry recognition.

“The pleasing thing is we have started 2026 in the same manner, with new contracts to be signed in the coming weeks. 

“We are certainly looking to continue our growth in 2026. We expanded our team last year, and will do so again to ensure we meet demand and maintain the highest standards of service to clients.”
