The Property Institute Annual Conference 2025: A Day of Insight, Collaboration, and Community

On Thursday, 16 October 2025, The Property Institute (TPI) hosted its highly anticipated Annual Conference, bringing together more than 700 property managers, sponsors, speakers, partners, and special guests for its biggest annual conference to date.

With record attendance and a dynamic programme of expert-led discussion, TPI’s 2025 Annual Conference was held at the newly opened Convene Sancroft, London. Uniting professionals from across government, housing associations, trade bodies, industry suppliers, and media to explore the theme ‘Leading the Future of Residential Property Management’.

The day opened with an energising video preview of what was to come, featuring Ryan, one of TPI’s AI avatars from TPI Learning Hub, supporting members on their professional qualification journey. Bringing a touch of humour and personality to the opening, Ryan appeared to the sound of Greensleeves, with a Bridgerton-style twist on popular hits.

Alan Walker,the popular and official returning host, then took centre stage, guiding the day’s proceedings with his insights and commentary. He was followed by Baroness Dianne Hayter, Chair of The Property Institute, who officially opened the event and welcomed delegates.

Baroness Hayter said: “Each year, the conference brings our sector together to share ideas, strengthen connections, and celebrate progress. This year’s record attendance shows just how much enthusiasm there is for shaping a better future for property management - and how many of our members are dedicated to driving that change.”

Andrew Bulmer, CEO of The Property Institute, then delivered his keynote TPI Update, focusing on competence and what the introduction of mandatory regulation could mean for property management professionals. His address explored the evolving landscape of the profession, touching on qualifications, consultations, TPI Scotland, commonhold, service charge index, and DPB status, and underscored the importance of preparing now for future standards. He closed with an optimistic reminder: “Where there is change, there is opportunity, and all will be well.”

The morning’s agenda began in the Grand Hall with Preparing for Tomorrow’s Standards: Training, Qualifications & Support for Property Management Professionals, presented by TPI team: Malcolm Perry (Chief Commercial Officer), Simon Walker (Qualification Development Manager), and Lawrence Diamond (Training Officer).

This was followed by two highly anticipated sessions: The Remediation Journey with Bruce Voss, Assistant Director, Cladding Safety Scheme, and Legal Update: Who’d Be a Property Manager? with Cassandra Zanelli, Solicitor and CEO, Property Management Legal Services, and Justin Bates KC, Landmark Chambers.

The afternoon plenaries offered deep dives into the industry’s biggest challenges and opportunities. Tenure Reform: Making It Work featured Jaclyn Mangaroo (CCO, TPI), Neil Watt (Hacking & Patterson), Professor Nicholas Hopkins (UCL), Martin Boyd (Leasehold Advisory Service), Mari Knowles (Commonhold & Leasehold Experts), and Alan Walker (RMC Director).

Ryan, TPI avatar, made a last guest appearance to introduce the final afternoon session — noting that, in his words, it was all about him. From Bricks to Bots: AI’s Role in Property Management explored technology’s transformative impact with Tom Shrive (Adiuvo), Dan Hughes (Alpha Property Insight), Oneeka Clarke (Centrick), and Shelley Jacobs (Michael Laurie Magar).

Alongside the main programme, delegates took part in a series of focused breakout sessions covering key professional themes - from building safety, insurance, and risk management to compliance, regulation, and workforce development. Sessions led by experts from across the sector offered practical insights and real-world strategies to support property managers in a changing landscape.
