1. Don’t rush into picking the ¯rst property you see; make sure you’ve done your homework.
2. Always insist on a written tenancy agreement. This will clearly state when the rent money is due, how much deposit you have paid, how long the tenancy is for and how you can go about terminating the agreement. A written agreement provides clarity for both parties as well as highlighting the ‘dos and don’ts’.
3. If you provide a deposit it must be protected in an official government authorised tenancy deposit protection scheme. Your landlord has 14 days to provide you with a copy of the protection certi¯cate.
4. Gas appliances must be checked annually by a registered engineer Make sure your landlord leaves you a copy of the certi¯cate to show everything is in order.
5. You should stay in regular contact with your landlord. Let them know as soon as possible if there are any issues with the tenancy.
