Veyco has today confirmed that MJP Conveyancing has completed its first TR1 transfer deed using Veyco QEST, marking a significant milestone in the adoption of Qualified Electronic Signatures in live conveyancing transactions. The deed was signed remotely using a fully verified Qualified Electronic Signature, demonstrating that digital transfer deeds are now operating securely in everyday practice.
The transaction moved from onboarding through to execution without delay, with identity verification and a structured audit trail built into the process via Veyco’s LORE framework. The completed TR1 has been delivered to the buyer’s solicitors for submission to HM Land Registry.
Since HM Land Registry confirmed its acceptance of Qualified Electronic Signatures for certain property transactions, firms have been preparing for wider adoption. While the regulatory framework has been clear, many in the profession have wanted to see how QES performs in real conveyancing matters.
The completion of a live TR1 at MJP Conveyancing provides clear evidence that digital execution is no longer confined to pilot projects. It shows that, when identity verification and controlled signing sit within a structured workflow, deeds can be completed securely and efficiently without relying on paper or witnessed signatures.
David Pett, Director at MJP Conveyancing, commented:
“Acting for a seller post-exchange has traditionally carried a significant administrative burden, particularly around execution of the TR1. Using Veyco’s technology to procure the client’s electronic signature introduces a level of efficiency, auditability and risk mitigation that materially improves the completion process. It reduces friction, shortens transaction timelines and provides a secure, compliant framework for execution. For modern conveyancing practices, this is not simply convenience, it is operational evolution.”
The live TR1 completion at MJP Conveyancing follows Veyco’s recent collaboration with Nationwide Building Society, which enabled the first use of electronic, unwitnessed mortgage deeds by a UK lender. Together, these milestones demonstrate that Qualified Electronic Signatures are now functioning across both transfer deeds and mortgage documentation in real transactions.
Edd Prosser-Jones, Director at Veyco, said:
“These are exciting times for conveyancing. Completing a live TR1 using Veyco QEST shows that Qualified Electronic Signatures are now fully operational in real transactions, not just pilots. We’re seeing firms move from cautious adoption to confident implementation. When identity assurance and controlled execution sit within one structured workflow, the result is faster completions, reduced risk and a stronger client experience. This is where modern conveyancing is heading.”
The completion of MJP Conveyancing’s first electronically executed TR1 adds further momentum to the profession’s move away from paper-based execution. With regulatory clarity established and live matters now demonstrating practical success, Qualified Electronic Signatures are increasingly becoming part of day-to-day conveyancing practice.
Firms exploring the use of QES for transfer deeds or mortgage deeds can arrange a demonstration of the Veyco QEST workflow and reporting framework.
