Located in Nottingham, the Higher-Risk Building (HRB) managed by Rendall & Rittner, is now among the first high-rise residential buildings in the UK to be awarded a Building Assessment Certificate (BAC) under the Building Safety Act 2022.

This milestone represents a significant step forward in the national rollout of Building Safety Case Reports and highlights the value of close collaboration between managing agents and specialist consultants. In this case, it was made possible through a strong partnership between Rendall & Rittner and our building safety team at 4site Consulting

Navigating the Unknown with Confidence

The BAC submission process for this building was not only successful but smooth and efficient, reflecting the depth of preparation, trust, and shared determination of both teams.

“This was one of the early call ups after the BSR’s April deadline, and we were all venturing into uncharted waters,” said James Purdey, Head of Field Operations at 4site Consulting. “This wasn’t our usual risk assessment process, it was about working with our client to build a clear, evidence-based document representing long-term building safety. The team at R&R were communicative and collaborative from day one, and that really helped us author a report that reflected an accurate representation of safety management at the building.”

As the deadline for HRBs approaches, many Principal Accountable Persons (PAPs) and their Managing Agents are still working to understand and meet the requirements of the new regime. A proactive approach, from early Gap Analysis to final submission, demonstrates what can be achieved with the right expert support.

A Digital-First Strategy

We used our very own Safety Case report builder, a cloud-based platform developed by 4site Consulting, to compile and manage the Building Safety Case report required to achieve the BAC. The system was designed specifically to help meet the requirements of the Building Safety Act, allowing the team to track iterations, securely link evidence, and maintain a live, centralised Safety Case throughout the process.

Setting the Standard

This success adds to 4site Consulting’s growing portfolio of over 450 (and counting) high-profile Safety Case submissions and reinforces its reputation as a trusted partner to some of the UK’s most established managing agents.

“Our team is proud to have supported Rendall & Rittner in achieving this important milestone,” said Gregg Masters, Managing Director at 4site Consulting. “It’s a positive step forward, not just for this building, but for the industry as a whole.”

Our safety case support service is a fully inclusive support package designed to support Managing Agents and PAP’s alike.
