Landlords in Wales most exposed to reputation damage and regulatory scrutiny due to unresponsive management

New figures from Adiuvo, the UK’s leading provider of 24/7 property management support, reveal that landlords in Wales and the North of England are the least likely to have out-of-hours (OOH) cover in place for maintenance, management or emergencies - leaving them exposed to high remediation costs, reputation damage, and even regulatory scrutiny. 

Building on earlier insight from Adiuvo, which estimated that 57% of UK landlords lack any form of out-of-hours cover, the latest regional breakdown - again based on a nationwide survey of landlords* - shows that Wales tops the list, with 65.4% of landlords operating without support outside standard hours. 

This is followed closely by the North West, where 61.2% of landlords report having no out-of-hours provision, and the North East at 61.0%. 

London, despite its high rental demand and density, also sees over 60% of landlords operating without comprehensive support during evenings, weekends, or bank holidays. 

At the other end of the scale, landlords in Scotland are the most likely to have some level of out-of-hours support, with only 45.3% reporting no cover. Northern Ireland follows at 47.1%, while the East of England comes in at 50.5%. 

The data paints a clear picture of geographic disparities when it comes to landlord preparedness for unexpected issues or emergencies occurring outside of working hours. Adiuvo, which supports agents, landlords and tenants across the UK with round-the-clock property management solutions, warns that the lack of cover can lead to increased risk, slower response times, and a negative tenant experience.

A boiler failure on a freezing night or an overnight water leak isn’t just inconvenient, it can escalate into a full-blown emergency before morning. Yet far too many landlords are still gambling with no safety net in place when these crises strike. 

The consequences of lacking out-of-hours cover aren’t just about discomfort, they can be catastrophic. A slow response can mean thousands in additional damage, legal liability, and in worst-case scenarios, serious risks to tenant health and safety. In an age of social media and online reviews, one mishandled emergency can permanently damage a landlord’s reputation, or even lead to regulatory scrutiny.

It’s a simple, proactive step that can mean the difference between a contained issue and a crisis spiralling out of control.
