New data from Adiuvo, the UK’s leading provider of 24/7 property management solutions, reveals the significant cost difference between in-hours and out-of-hours (OOH) maintenance callouts, underlining the financial impact of reactive property care and the importance of reliable emergency support services.
Out-of-hours issues are a reality for anyone managing residential or commercial property. From burst pipes and failed electrics to gas emergencies and faulty fire alarms, these situations are often unavoidable. But when they do arise outside normal working hours, the price of resolution can rise sharply.
According to internal maintenance call-out data from Adiuvo*, across London, the South East and other major UK regions such as the West Midlands, the average cost of an OOH general maintenance callout is up to 51% higher than its in-hours equivalent. The typical daytime rate for general works such as plumbing or electrical repairs is £175. The same issue out of hours rises to £255 for the first hour, with additional hours charged at £195. That represents a 37% increase on the base rate.
The cost difference is even starker in regional locations, especially those that are most remote. In the likes of Wales, Cornwall, and Cumbria, the cost of an OOH general maintenance callout is £330 compared to £195 during daytime hours.
This equates to a 51.4% increase. In the same zone, callouts for commercial gas services rise from £325 to £450, while fire alarm callouts see a 16.7% increase.
Pumps, one of the most common emergency issues in multi-unit buildings, also show a notable cost difference. In London and the South East, the daytime rate is £300, rising to £400 out of hours. These figures make clear that while emergencies cannot always be avoided, the financial impact can be considerable.

Planned maintenance, system testing and timely repairs are critical in avoiding the kinds of situations that escalate out of hours.

Without a structured OOH solution in place, property managers may be left scrambling to find available contractors at short notice, and will often be faced with even higher OOH rates.
